OUR FOUNDING PRINCIPLES

  • Principal Preservation – We will strive to minimize risk of principal loss. We will accomplish this by focusing on viable real estate and building capital structures with staying power to ride out cyclical downturns. Investors work hard for their savings and it is inappropriate to put that savings at risk for loss. Principal loss is the enemy of all investors, whether it is younger ones counting upon the magic of compounding or the older ones who require their savings and a reasonable return to meet their living needs in their retirement years.

 

  • Meet Unmet Needs – Mosaic will always aim itself at meeting unmet needs. There exists a theory that higher returns can be achieved by taking higher levels of risk. We believe that the truth is that by focusing upon meeting a market’s unmet needs, that strong returns can be achieved in settings where moderated risk is also more likely. In order to continually be focused upon meeting unmet needs we will maintain an open mind about what our areas of focus are with regards to property type, structure or geographical location, “listening” to the market daily to understand where the unmet needs are.

 

  • Produce a predictable inflation-beating return – Mosaic will be heavily focused upon pursuing investments whose yields are primarily comprised of in place and contractual income. With governmental debt levels historically high, it will be a challenge to generate a return that will outstrip the impact of easy monetary policies. Mosaic is committed to sourcing investments whose returns are underwritten to accomplish that objective, and to do so without relying on assumptions for future income levels or exits to achieve targeted returns.

 

  • Alignment of Interest – MREC Management, LLC will not earn any income from investors unless it performs its job well as our structure is 0% Asset Management Fee and 25% of income. Mosaic will only earn revenues as a percentage of income generated from investors. This unique feature will insure that investment strategies and transactions are only pursued if Mosaic is certain that they meet the standards of high likelihood of achieving targeted returns.

 

  • Investor Empowerment Through Education and Transparency – Mosaic understands that knowledge brings comfort and security. We are committed to educating our investors up front as to the macroeconomic basis for our investment strategies as well as informing them of every single aspect of our investment process. Further, we are committed to providing ongoing updates to our investors in the most transparent manner regarding each investment and its updated performance metrics.

 

  • Use of Open-Ended Vehicles – Mosaic will primarily utilize investment structures that do not have artificial end dates that can distort acquisition or force untimely disposition decisions. Our goal is to be able to hold well-underwritten investments for longer periods of time so as to fully harvest their value. We believe that the longer term closed end vehicle introduces numerous severe impediments to optimal investor performance including – barrier to investor exit; inability of investors to add to positions; absence of leverage with regards to manager underperformance in either performance or reporting transparency; lack of investor participation in franchise value creation; disincentive for manager to pursue attractive short-term investments, incentive for manager to dispose of investments too early. We believe that the use of perpetual life vehicles that offer liquidity features will lead to optimal performance while providing investors with a higher degree of control and flexibility.

 

  • Pay Careful Attention to Global Macro and Financial Industry Regulation – We believe that getting the big picture right is a required precursor to investment returns. Mosaic’s leadership has an established record over numerous cycles of demonstrating a keen understanding of the global macro and has been able to successfully devise investment strategies to capitalize upon that insight. We will continue to invest great energy to stay atop a very volatile global economy and a highly uncertain regulatory climate in order to establish research based investment strategies so as to best capitalize upon these macro trends.

 

  • Certainty of Execution – Mosaic strives to build a reputation in the real estate market for following through on its commitments. When a reputation for certainty of execution is earned, counterparties will pay a premium for transacting in order to achieve that certainty. This reputation, which is already enjoyed in the marketplace by Mosaic’s founders, will attract more deal flow and will enable Mosaic investors to enjoy a higher rate of return than other investors without taking on any additional risk.

 

  • Speed of Execution – Mosaic strives to build a reputation in the real estate market for moving quickly and without any bureaucratic layers. Many of the best investment opportunities require a timely response, and especially so in a volatile and unpredictable market where interest rates and valuations can fluctuate rapidly. Counterparties in the real estate world, whether it is a buyer of an asset seeking financing or a seller of an asset seeking liquidity, will pay a premium in order to transact with a group who can move quickly. Mosaic’s reputation for speed of execution will attract more deal flow and will enable Mosaic investors to enjoy a higher rate of return than other investors without taking on any additional risk.

Quarterly NAV valuation via Altus, which provides valuation services for 22 out of 23 open ended institutional real estate vehicles.

IN PERSON MEETINGS

Management will host periodic in-person investor meetings.

 MOSAIC REAL ESTATE CREDIT

 

Launched in the Spring of 2015, Mosaic Real Estate Credit, LLC (“MREC”) is our debt investment platform. MREC’s strategy is designed to address the needs of real estate borrowers that are currently not being met by traditional lenders operating in a more stringent post-crisis regulatory regime. Our current focus is to provide debt capital to successful real estate entrepreneurs aiming to add value to their assets over a 1-3 year period. Our investment can take the form of a first mortgage loan, as well as mezzanine or preferred equity structures. MREC has a limit of 70% Loan-to-Value and our unique fee structure is designed to insure optimal alignment between the investment management team and our investors. MREC is designed to operate as a going concern but will also provide investors with the opportunity to request liquidity on an annual basis, after an initial two year investment commitment.
